Apartment-only real estate investment trust�Mid-America Apartment Communities� (NYSE: MAA ) once again is snapping up properties, this time announcing Monday that it is adding�multifamily housing operator Colonial Properties Trust (NYSE: CLP ) to its portfolio in an $8.6 billion transaction.�

Another growth driver looks to be its pending $8.6 billion merger with Colonial Properties Trust (NYSE: CLP ) . The combined entity would become the second-largest U.S. based residential REIT, with 85,000 apartment units. Opposition to the deal from some of Colonial's shareholders does exist, but comparatively speaking, MAA is in great shape either way. It already has a high occupancy rate, and the addition of Colonial's properties would only further serve to enhance its rental pricing power.

As I write this, Tortoise Pipeline and Energy (NYSE: TTP) trades at a discount of 15.1 percent to its underlying assets, while at the other end of the spectrum Cushing MLP Total Return Fund (NYSE: SRV) trades at a 17.4 percent premium. The average MLP closed-end fund listed trades at a 4.9 percent discount, which is perhaps reasonable given the loss of certain tax advantages and the fact that management fees will eat into returns.

New Residential Investment Corp.(NRZ) and other investors agreed to buy about $3.2 billion of servicing advances from Nationstar Mortgage Holdings Inc.(NSM), part of Nationstar’s plan to reconfigure its acquisition structure. The advances relate to nonagency residential mortgage loans with an unpaid principal balance of about $58 billion. Nationstar shares rose 4.1% to $42.50 in light premarket trading.

Servicing rights on at least $1 trillion of mortgages will trade in the next two years, Jay Bray, chief executive officer of Nationstar Mortgage Holdings Inc.
